It’s a seller’s market out there, but Julie and Daniel Desrochers from Desrochers Realty Group say there are things you can do to get even more money if you’re selling your home. Their thoughts are below: The market is busy, inventory is low and interest rates are low causing a big demand from buyers. As a seller there are the things you can do to make sure you get even more for your house when you go to sell it. Because interest rates are so low buyers are able to increase the max price they are able to get approved for a loan so because of that buyers are able to look at homes in a higher price range but don’t have as much cash as they are needing their cash for the down payment on their home. Therefore they are willing to pay more for a house that is completely move in ready. A seller may spend $5,000 getting their home ready for sale but will in turn get $25,000 back when they sell the house. There are updates and improvements that are better to do than others. Here are some of the best bang for buck items to do: Paint: Dark colors are out, want to lighten your spaces up. Paint a light gray or beige/gray color. This is one of the most cost effective ways you can transform your home Don’t think you can only paint the walls. Paint can really transform some outdated areas of your home like brick fireplaces or cabinets. Flooring: carpet/vinyl Worn out or bold color carpeting is turn off. Replace with a nice, low pile neutral carpet. Want to upgrade the space remove the carpet and install a pre-finished hardwood or vinyl plank that looks like hardwoods. Bathrooms are a great area to update, remove the old vinyl flooring and replace with fresh up to date vinyl flooring. There are so many options now that are inexpensive. Hardware & light fixtures: Cabinet pulls and knobs can be switched out with more updated styles. Light fixtures are one of the biggest impact things you can do. There are great websites on line like Build.com and Wayfair.com that offer so many inexpensive up to date options for light fixtures. This is an easy thing you can do to update your home. Take down heavy window treatments, helps to lighten the space and buyers want to see the windows. Countertops & appliances: You can really transform a kitchen by updating the appliances and countertops. You don’t have to go to the expense of replacing the cabinets to see a transformation. Depending on the price range of your home removing the old laminate countertops and replacing and upgrading with granite or quartz can be the right thing to do. There are so many options for hard surface countertops right now, quartz is a great product that offers a lot of different styles to work well with most any kitchen. Staging/de-cluttering: Staging is probably the most important thing to do before selling your home. If your home is vacant you definitely want to bring furniture in to stage the home. Vacant rooms photograph poorly and most buyers feel that an empty room feels smaller that it actually is. Exterior/Curb appeal: Don’t forget about the exterior of your home and curb appeal. If your exterior is looking tired, paint it to freshen or lighten it up. Update some of the landscaping, take old overgrown bushes out Use planters and out door furniture to stage your exterior areas.
