Pets: Buyers purchasing homes or building are basing more of their decisions around pets than ever before. Especially millennials, which according to NAR will make up 34% of buyers in 2018. Interesting write up from Money Magazine: The survey asked recent home buyers why they were buying their first home and their dog was the third most commonly cited reason, coming above children and marriage. Only more living space and the opportunity to build equity came above the furry companions. • Pet nooks in mudrooms • Dog Washing Stations • Built in kennels • Fenced yards for pets, with visually appealing doggy doors into the house • Condo buildings offering rooftop pet parks and spas, “yappy” hours, social mixers • Neighborhoods installing pet waste stations Multigenerational homes: With an aging population we are seeing parents move in with their adult children or purchase something together. • Main floor bedrooms with bathrooms with showers • kitchenettes in the house or in-law suites • We have buyers that are building homes and planning on an area for an elevator for either them later on in life or aging parents. • Flex room on the main level that can be used for a toy room when kids are little, gaming room when they are older and eventually a bedroom for an aging parent. • 55+ neighborhoods have also become very popular and feature one level living and lots of amenities like swimming pools, tennis courts, community rooms, etc. Outside kitchen/bars & living rooms: • Pizza ovens and a focus on designated areas for smokers or built in Big Green Eggs • Sofas & Fire pits – People really want to feel like their living room is outside. We have seen a big movement towards built in gas fireplaces as opposed to wood fire pit. People like the convenience of turning on a switch to operate their fire pit. • Stacking glass doors or retractable screens (phantom screens) that allow the inside space to open up to the outside. • Multiple seating and dining areas outside
